Starbucks – Straban Township, Adams County, PA
Starbucks wanted to provide a stand-alone store with a drive-thru in the Gettysburg area. FCE worked with the developers of Peebles Plaza, Gelcor Realty, and with Straban Township to make the vision a reality.
FCE first completed a parking feasibility study of existing uses with shared space inventory to convince the Zoning Office that the proposed 1,600 sq. ft. store would not over-tax the overall shopping center.
Our team developed a concept sketch into a final land development plan with approvals in less than four months.
A challenge associated with the new development was to provide a streetscape plan for the Peebles Plaza tract, as required by the Straban Township Zoning Ordinance. The possibility of future widening of Route 30 delayed final streetscape design approval until two years after the Starbucks store opened.
